Amwaj Development has launched KAIA, a new beachfront residential community on Dubai Islands – Island A, marking its latest entry into Dubai’s growing waterfront living segment.
Positioned as a lifestyle-led mid-rise development, KAIA will feature 128 residences across two architecturally sculpted buildings, with unit types ranging from one-bedroom apartments with study spaces to four-bedroom duplexes. The project has been designed around space, wellbeing and contemporary functionality, with architecture inspired by the movement and fluidity of the shoreline.
The development will include a broad mix of lifestyle amenities such as a crystal infinity pool, AI-powered gym, yoga rooftop, gaming lounges, snow room, sauna and steam facilities, children’s splash and play areas, as well as smart home systems, concierge services and EV charging.
Scheduled to begin construction in June 2026 and complete in Q4 2028, KAIA carries a project value of AED 325 million. With its waterfront setting, family-oriented layouts and connectivity to central Dubai, the project is positioned to appeal to both end-users and long-term investors looking to enter the evolving Dubai Islands market.
